These last two years have seen many challenges in Estate Agency. As the market got busier, and more buyers wanted to view houses, restrictions made it tougher to allow unlimited numbers of people to enter a home, and we saw many frustrated buyers being unable to get a literal foot in the door.
For over a year, we have been carrying out Launch Events, which is a different way of saying COVID friendly Open House, where all viewings are carried out on one day, with viewings taking place one at a time.
These events, although successful and beneficial to owners, are very restrictive to buyers, buyers that are already frustrated by an ever increasingly competitive market. The limitations on numbers meant an average of 4 people per hour got to view the propert.
So, with the loosening of COVID restrictions, we felt it was an opportune time to look at our procedures and policies and see if we could increase the number of viewings available on all properties.
We don’t feel that the time is right to go back to Open Houses in the traditional sense, there is still a sense of nervousness from many buyers and sellers, and we feel that adopting a free for all attitude, with no limits on the numbers passing through a home, would be reckless and irresponsible.
However, we do feel that the threat from COVID is now low enough that we can afford to allow more people in a home at one time.
From this point on, we will allow 4 groups of people into a property at the same time. This will allow us to open up many more viewing slots and give more of you a chance to see properties.
As with all of our policies, they are guided by our clients, and if you are selling a home, these numbers are at your discretion are certainly not forced on you.
We hope this goes some way to making a property search easier for buyers, and we will continually update our policies with sellers, buyer, tenants and landlords in mind.
